Manteena was engaged as the Project Manager and Head Contractor to review the condition of the Christmas Island Recreation Centre potential structural deterioration concerns, and roof leak remediation. Numerous attempted repairs to the roof leaks had been undertaken since the building’s completion in 2004.
The scope included;
- managing the engagement of an expert in assessing the condition of building, particularly leaky buildings, and identifying the issues and options for remediation.
- Implementation of immediate urgent repairs including replacement of internal linings and supports, structural member repairs, and roof repairs
- Reporting on options including costings
- Refinement of options and final solutions
- Development of tender documentation and preparation of tender packages for remediation
- Managing community and stakeholder feedback regarding the works
Manteena worked closely with local stakeholders including the Recreation Centre operator, CASA Leisure, to insure that remediation works were completed quickly and with minimal disruption to scheduled use of the facility. Community engagement and stakeholder management was critical to the success of this project, and Manteena inducted all staff
based on previous experience on projects on the island to ensure a positive relationship was maintained.
The temporary repairs implemented have significantly improved performance of the roof and addressed immediate hazards.
