That’s why we always start with a conversation and some sketches on paper, and ultimately finish with a bespoke, architecturally designed home that’s been fully customised for you. And even if your ideas create complex building problems, we’ll tackle those challenges head on.

We’re all about collaboration. Project Manager, Danny Agnello, will be your point of contact throughout the building process. It’s Danny’s job is to ensure you and our team are on the same page, to understand the kind of home you’re wanting to build, and to work with you to realise the dream.

We’re a customer-friendly building company – we pride ourselves on it. So, in the spirit of our collaborative approach with our customers, we offer you a number of options as to how you’d like to work with us. In the first instance we always ask one simple question, and this gets us started in the right direction.

Perfect…now let’s finalise a price for you. We’ll give you a lump sum price to perform the works as per your plans – with no hidden costs. What we quote is what you’ll pay – unless you choose to add further inclusions as the project progresses (which is all ok).

We’ll provide a detailed programme of works, including contingencies, with a firm end date. This way, you can make all the necessary plans for finance, storage or relocation to your new home, knowing that your new home will be ready on the date we’ve committed to.

We’ll handle the approvals.

Then after we sign contracts – let’s get on with the build.

No problem at all…our friendly team is here to help take the lead and guide you through the entire process from start to finish. Here’s a snapshot of how process usually works:

  • 1. First Consultation (obligation free). We’ll sit down with you and discuss all the ideas you have for your new home. Our goal is to get in your headspace and gain a solid understanding of what you really want from your project. We’ll also listen to your goals, discuss budget and set some broad objectives to get the ball rolling.
  • 2. We’ll create a preliminary timetable to undertake the design and construction works. This will give you a good idea of overall timeframes for your project.
  • 3. We’ll develop a comprehensive brief for the design team. This brief outlines the specific details of your project. Your likes, dislikes, preferences and must haves are all listed in detail.
  • 4. We’ll recommend an architect* from our extensive network. And because we don’t have any exclusive agreements, you know our endorsement of an architect is based solely on your project’s requirements – and to some degree, your personality – to ensure a strong rapport and shared goals between yourself and the Manteena team.
    * For heritage projects, we’ll put a heritage consultant on the team from early in the project, to navigate through the process and various approvals.
  • 5. We’ll develop Design Concepts and Sketch Plans and present them to you.
  • 6. We’ll meet again to discuss your feedback on the design and to approve a firm direction.
  • 7. We’ll develop a cost estimate or Builders Order of Cost. This is the first test of the budget. We’ll present it to you for review and/or adjustment.
  • 8. We’ll present final sketch plans and a detailed design. Depending on the project, we’ll often involve specialist consultants/engineers to provide professional input as required.

  • 9. We’ll handle all authority approvals – including Development Application or Building Approval.
  • 10. We’ll develop a detailed construction programme and produce final construction drawings as soon as the final design is accepted.
  • 11. Work is tendered to the required specialist trades. Our suppliers we trust to perform a high standard of quality workmanship.
  • 12. We give you a final lump sum price.
  • 13. We sign a contract and commit to the build.
  • 14. We begin construction on your home.
  • 15. We perform comprehensive quality control checks at every stage of the build, ensuring a consistently high standard of work.
  • 16. We hand you the keys to your new home! We’ll also provide all appliance manuals and warranty information, and demonstrate any features to help you familiarise yourself with your new home.
  • 17. And in the unlikely event that you notice defects in the workmanship after you move in,  we’ll return to fix them within the warranty period.
